Know the Warning Signs

Your Property Is Trying to Tell You Something

Standing water, damp basements, cracks and slow drains do not fix themselves. Pick a sign to see what it may mean and what to do.

A green backyard lawn with a round black yard drain grate in a low spot and a downspout extension pipe running away from a brick house

Standing Water in the Yard

Puddles that last for days after rain, soggy grass and mosquitoes are signs that water has nowhere to go or is flowing the wrong way.

It may be

  • Low spots and poor slope
  • Downspouts that dump near the house
  • Compacted clay that will not drain

What to do

  • Note where the water pools and how long it stays, and check where your downspouts discharge. Regrading, drains or both usually solve it.

A home foundation wall excavated to the footing with black waterproof membrane and drain tile pipe being installed

A Wet or Leaking Basement

Damp walls, a musty smell or water on the floor after storms usually mean water is building up against the foundation.

It may be

  • Water pressure against the wall
  • Cracks and failed joints
  • Poor grade or clogged gutters

What to do

  • Clean the gutters, make sure downspouts carry water away and book an inspection. Exterior work stops water at the wall.

Foundation repair crew members work in a deep excavation beside a house wall with hydraulic jacks and steel piers under the footing

Cracks, Sticking Doors and Uneven Floors

Wide or growing cracks, doors and windows that stick and sloping floors can point to foundation movement.

It may be

  • Soil that swells and shrinks with moisture
  • Poor drainage around the house
  • Settling on soft or fill soil

What to do

  • Take photos and mark the ends of cracks with dates. Get it looked at before fixing finishes. Drainage is often part of the answer.

A new white PVC sewer line being laid in a trench with a cleanout riser and gravel bedding beside a suburban yard

Slow Drains and Sewer Backups

Gurgling, slow drains throughout the house and backups at the lowest drain can signal a problem in the main sewer line.

It may be

  • Tree roots in the line
  • A cracked, collapsed or sagging pipe
  • Old clay or cast iron pipe

What to do

  • Stop running water if it is backing up, and have the line scoped with a camera. A spot repair or a replacement can fix it.

A new curving gravel driveway crosses a shallow ditch over a large black culvert pipe with stone headwalls

A Washed-Out Driveway or Ditch

Deep ruts, gullies, potholes and a ditch that overflows mean water is running down the drive instead of away from it.

It may be

  • No crown or too little stone
  • A culvert that is too small or blocked
  • A ditch without stabilization

What to do

  • Water control comes first: crown the drive, clear or replace the culvert and stabilize the ditch. Then add fresh stone.

Parallel drain field trenches with perforated pipe laid in clean gravel in a large yard with orange marker flags

Soggy, Smelly Spots Over the Septic Field

Wet ground, lush green strips of grass and odors over the drain field are warning signs that the system is struggling.

It may be

  • A clogged or overloaded drain field
  • Broken lines or a failed distribution box
  • A full or damaged tank

What to do

  • Reduce water use and avoid driving on the field, then have the system inspected. Early repair can save the field.

Good to Know

Frequently Asked Questions

Have a question about your project?

Call 615-357-7797

What kinds of work does Music City Excavation do?

We handle excavation and land grading, land clearing, foundation digs, pads, driveways, ponds, pool digs, drainage, French drains, basement waterproofing, foundation repair, sewer and water lines, septic systems, demolition, concrete, stamped concrete and masonry, for homes, farms and businesses.

Do you offer free estimates?

Yes. Call 615-357-7797 or send us a message and we will set up a free estimate. We walk the site, look at the soil, slope, access and water, and give you a clear estimate with options.

What should I do before I dig anything myself?

Call 811, the free utility locating service, a few days before you dig so underground lines are marked. We have utilities located before every dig we do.

Do I need a permit for excavation or grading?

Many projects do, especially larger grading, demolition, septic systems, ponds and anything near a stream or on a steep slope. We help you check the requirements for your address and build to them.

Why is my yard so wet?

Common causes are clay soil, low spots, a slope toward the house, downspouts that dump near the foundation, and springs. The free Grading and Drainage Designer and Drainage Problem Finder help you narrow it down before we visit.

How much dirt will my project move?

Use the free Dig Volume and Haul Calculator to turn length, width and depth into cubic yards and truck loads. We confirm the numbers on the site, because soil swells when it is dug.

What if you hit rock?

Rock is common in Middle Tennessee. We talk about it early, and if we find it we explain the options, which can include breaking it with a hydraulic hammer.

Do you work for businesses and farms?

Yes. We do commercial site work, parking lots, pads and storm drainage, and farm work such as ponds, roads, clearing and building pads.

Where do you work?

Music City Excavation serves 16 Middle Tennessee cities, including Nashville, Franklin, Brentwood, Murfreesboro, Hendersonville and Gallatin. Browse the service areas page or call us to confirm your address.
